Case Study:

Out-of-town doctor wants to sell rental property with a tenant in place. 

BACKGROUND

When a doctor landed a fellowship at UAB’s medical school, he and his wife purchased a house in Birmingham for the 4 years they would be here. When he finished the fellowship, he took a full-time job in another city and rented the Birmingham property to a younger medical resident at UAB. After a couple of years of being an out-of-town landlord, the doctor realized that he was wasting his time and money on something he no longer wanted. He wanted to focus on his career – not on being a landlord. Plus, he and his wife wanted to purchase a new house – but they had money tied up in this Birmingham rental home. 

THE ISSUE

The doctor contacted his agent to put the house on the market. The issue was that the house was not ready to be listed on MLS:

– There were tenants in the property

– The property required updating and some rehab.

HOW WE HELPED THE AGENT AND THE SELLER 

The agent had worked with us on previous transactions. She contacted us and asked whether we would purchase the house in “as-is” condition with the tenant in place. 

We looked at the property and signed a contract the same day to purchase the house for cash, in as-is condition, with a quick close, and with us agreeing to keep the tenants in place.

The agent represented the seller and the buyer (us).
